Phase by phase
The phase schedule
Four visits on each lot. Each one has a crew date, a start condition and an end condition.

Rough-in
Equipment locations, duct, line sets and condensate go in at the framing stage.
Starts: framing done and the lot open
Ends: sealed duct, ready for the mechanical rough-in inspection

Trim-out
Registers, grilles and thermostats are set after drywall and paint.
Starts: paint done and floors protected
Ends: every opening trimmed and the thermostat mounted

Start-up
Equipment is connected, commissioned and measured.
Starts: permanent power, gas and water on
Ends: the start-up sheet filed in your closing file

Inspection pass
We meet the inspector and close out anything on the list.
Starts: the inspection is booked
Ends: the passed record is in your office
When a lot slips
A move is a call to the office
Call by mid-afternoon
Tell the office the day before and the crew goes to the next ready lot.
Crew goes to the next lot
You choose the order. We follow your list, not ours.
Return trips are in the bid
The terms say how a trip to a house that is not ready is handled.
Put a lot on the schedule
Send the lot, the plan and the date framing finishes.
