New construction heating and cooling, Nashville

Rough-in to passed inspection on one schedule

Felder Mechanical is a heating and cooling subcontractor for Middle Tennessee homebuilders and general contractors. We take each lot through rough-in, trim-out, start-up and the mechanical inspection, and keep the paperwork your office asks for in one packet.

The packet

License and insurance, ready before the first draw

Every builder account gets the same file. Our office keeps it current, so a superintendent is not chasing a certificate in closing week.

  • License

    • Mechanical contractor (HVAC)Verify

TN Lic. # 000000 · Tennessee Board for Licensing Contractors

Lets a firm bid and contract for heating and cooling work on new construction. The state lookup shows the classification and expiry.

  • Insurance

    • Commercial general liability

      Your insurance carrier · Policy # 000000

A certificate goes to your office with the bid and names your company as holder on request.

    • Workers' compensation

      Your insurance carrier · Policy # 000000

Covers our crews on your lots. The certificate is in the packet.

  • Also in the packet

    • Tax form W-9

      Current, for your accounts payable.

    • Lien waiver forms

Conditional and unconditional, one set for each draw.

    • Equipment submittals

Model, tonnage and efficiency rating for each plan, sent for approval before ordering.

    • Start-up sheet

What we measured when each system was commissioned.

    • Passed inspection record

Sent to your office after each mechanical inspection.

In the house

Duct set while the walls are still open

Rough-in is the visit that decides how even and quiet the house will be. Our crews work from the plan set and the builder's spec, set the trunks and branches before insulation, and leave the chases ready for the inspector.

  • Locations walked with your superintendent before the crew starts

  • Duct sealed and strapped before the inspection

  • Condensate and line sets run to the equipment pad or closet

What we bid

Single-family, townhomes and light commercial shells

  • Single-family

Split systems, heat pumps and zoned layouts sized to the plan set and your spec.

  • Townhomes and duplexes

One crew plan for the whole row, with the inspections ordered building by building.

  • Light multifamily

Unit counts, riser layouts and equipment lists set out before the first rough-in.

  • Light commercial shells

Packaged rooftop units and ducted splits for small retail and office shells.

Who you will deal with

Three names on every account

One estimator, one field manager and the owner. You get direct lines, not a call center.

  • Tawanda Felder

    Owner

Signs the bids and the builder agreements.

  • Alfonso Lomeli

    Field operations manager

Builds the crew schedule against each builder's lot list.

  • Ravi Dubey

    Estimator and project coordinator

Reads the plan set and returns the scope sheet and bid.

From the builders

What superintendents and project managers say

“The rough-in crew sets the date with me the week before, and the passed inspection record reaches our office the same day. I stopped chasing paperwork.”

Sally CraneSuperintendent, home builder

“Their bid sheet lists each phase and what they need from us. That ended the argument about who owed what at trim-out.”

Starla ThatcherProduction manager, general contractor

“We send the plan set on Monday and get a scope sheet back with equipment and tonnage called out, so purchasing can compare line by line.”

Leopoldo GurrolaPurchasing, home builder

“The license copy and the insurance certificate are in the packet every time, with our company named, before a draw goes out.”

Where the crews go

Crews start from the shop on Elm Hill Pike. We bid lots in these counties; call about anything near the line.

  • Davidson County: Nashville, Whites Creek, Joelton
  • Williamson County: Bethesda, Grassland
  • Rutherford County: Lascassas, Walter Hill, Rockvale
  • Wilson County: Watertown, Statesville
  • Sumner County: White House, Castalian Springs, Bethpage, Westmoreland

We do not bid lots outside Middle Tennessee. For Knoxville, Chattanooga or Memphis, call a mechanical subcontractor in that market.

Before you bid

What builders ask first

What do you need to bid a house?

The plan set with the floor plans and, if you have them, the mechanical sheets. Add the lot count, your equipment spec and the window when framing finishes. We return a scope sheet and a bid that lists each phase.

Who calls in the inspections?

For work under our permit, we request the mechanical inspections and tell your superintendent the date. If the permit is in your name, we tell you when the work is ready to call in.

What if the house is not ready on the crew date?

Call the office by mid-afternoon the day before. We move the crew to the next ready lot on your list. The bid terms say how a return trip is handled when a crew arrives and the house is not ready.

Which equipment do you install?

What your spec calls for. We send the model, tonnage and efficiency rating for each plan for your approval before anything is ordered.

Do you bid townhome rows and small commercial shells?

Yes. They are bid separately from a plan set, with the phases and the inspection plan laid out for the whole building.

Does the energy rater's test fall to you?

We seal and prepare the duct system for the test. The test itself belongs to your energy rater, and we coordinate the date with them if you ask.

Send a plan set for a bid

Tell us the building type and the lot count. A coordinator replies with the scope sheet and a rough-in date once the plan set is in.
